Friday, September 9th, 2011There is a house in my neighborhood that has been on the market for more than 6 months. By looking through the windows I can see that it needs some cosmetic work. I would like to propose to the owner that he/she ‘lease with option to buy’ to me, meanwhile I would rehab it and sell it soon after to a third party. My question is, should I ask the realtor to approach the owner about this or find out who the owner is and ask them directly?

Tuesday, September 6th, 2011Bank of America approved short sale on my house. Our realtor was OK at the beginning but we found that he did not list our house at all because he had a friend buyer and started to be pushy so we sign the offer fast. Also, we found that the realtor had some kind of connection with the bank loan adviser. Any way, we felt not comfortable and fired him since he was not honest. But, our agreement with his company is valid for 1 year unfortunately. My question is will that effect the short sale approval? Can I hire another agent from the same company and they can work with the bank without problem? We informed the bank that the realtor is no longer our agent. Please advice me. Thank you.

Breach of Contract by Incompetent realtor?
Monday, September 5th, 2011Trying to find out what constitutes Breach of Contract with a Realtor in Texas …. my cousin hired a realtor to sell her property. It was "sold" in June, closing was supposed to take place Aug. 31. She found out last week the person who bought her property cannot sell his other property, so the realtor proposed my cousin rent her property to buyer until December. My cousin already had renters in her property, but they are moving because of the "sale", so this new arrangement proposed by the realtor is not what they were hired to do. Does this situation constitute Breach of Contract by the realtor? Thank you.
