I am a first time home owner and last night my counter offer was accepted. I ended up increasing the purchase price by K and agreed to pay for half of the closing cost. I may end up falling short with the closing cost and was wondering if I could ask my realtor to help me with paying for the Closing costs I am responsible for. I am buying the house in California.

September 11th, 2011I’m pretty unhappy with my realtor already. First when we arrived at the office the person we set up an appointment with wasn’t available. Then we got charged 40$ to run both mine and my wifes credit, then he calls me today and I called him back within 5 minutes and he didn’t return my call. Any help would be great, Thanks!
No this is NOT for a rental. And I’ve shopped for homes before, once you sign the buyer’s agreement he’s your agent. Then he stands to make alot of money off me but wants to charge me for running my credit. The realtor pays a monthly fee to run as many credit chekcs he needs to and is passing an inflated fee on to me.
as far as not calling back, he had all day to return my call. I couldn’t answer the phone because I was on another call.

September 10th, 2011We are moving to a new area in October, so my husband and i were looking for houses in June with our Realtor. We only had a few days but ended up going under contract on a new construction that fell through a few weeks later.
When all that happened our Realtor knew we wouldn’t be back again until October to look with her, but i emailed her last week and she hasnt responded, which was abnormal for her since she usually replied to us very quickly, so i searched her on facebook and found out that she is now with a different real estate company, which means the email address we had for her with her old company is apparently no longer valid.
So i know it would be simple to just email her new email address at the new company, but she didnt even tell us. i found out by basically facebook stalking her because she didnt reply to my email in over a week…. so i dont know what to think. Did she not email us and let us know her new email on purpose because she didnt want to work with us anymore??? or maybe she is just busy getting settled in.. i mean its only been a week, but i would think that if i was a real estate agent i would want to let me clients know right away if i had new contact info…
so i dont know what to do, wait for her to contact us with her new contact info?? because what if she dosnt?? Or just email her?? or just find a new Realtor?? which i dont want to because i feel like she went through a lot with us and that she should get the commission when we buy a house..
also we signed something with her in June basically stating she was our Realtor.. so would we even be able to get a new Realtor since we signed the contract that we would use her??
can a realtor be a loan officer or loan consultant too? I heard that they can not be both?

Should I ask the owner or the realtor?
September 9th, 2011There is a house in my neighborhood that has been on the market for more than 6 months. By looking through the windows I can see that it needs some cosmetic work. I would like to propose to the owner that he/she ‘lease with option to buy’ to me, meanwhile I would rehab it and sell it soon after to a third party. My question is, should I ask the realtor to approach the owner about this or find out who the owner is and ask them directly?
