They are taught that it is unethical for them to lie to the client and say that there is another offer. They can say that there has been some interest or they EXPECT an offer, however, they can not tell you there is another offer if there isn&#039;t one.</description>

		<description>I have never had that problem.  I would think that the realtor is far more interested in making a sale than trying to make a few extra bucks by playing games and risk losing the sale altogether.
If you are uncomfortable with your offer supposedly being topped by someone else just walk away and say &#039;I am not going to participate in a bidding war&#039;.  Realtors love the idea of a bidding war.  Don&#039;t rush into anything.   Who knows?  Your realtor may come back to you in a few weeks and say &#039;the other buyer&#039;s offer fell through--are you still interested in putting in an offer?&quot;</description>

		<description>I am a Realtor.  I have never had any landlord accept less than list for a rental or lease.  On a sale we negotiate all the time.  In your area it must be very different.

On sales, every single time I write an offer on a bank owned property the Realtor has my buyer sign a note acknowledging that they have been told they are competing against other buyers.  I find it hard to believe that is always true- so- yes I think I have been lied to at least some of the time.</description>

Do you think you can sue your CPA for telling you that you don&#039;t have cancer when in fact you do??  Same exact concept.  Also, it sounds like YOU did not do YOUR due diligence about this agent.  You should have NEVER believed her when she said she was the &quot;only&quot; agent who specialized in short sales. Common sense alone tells me that is not true....especially in the current market.
