    1) Specialize: Despite the policy of never turning down a listing or qualified candidate, focus on specializing on the type of property that will best suit your performance goals. For the person in my area, single family attached homes provide the greatest return on investment and are turning over the fastest. This is where she is really making her money.

    2) Geographic Specialization: When a person decides to sell his/her house, they will find a realtor either through referral, recognition of a local representative, or through the yellow/white pages and internet. By focusing your promotional efforts on a specific geography, you can increase your market presence so that you are the first phone call if a target client decides to sell their property, as well as first on the list if they ask a neighbor for referral. In addition, if you specialize in a specific area, people will recognize your name and be more inclined to trust you with their listing and to negotiate their deal.

    Skip the bs, go straight to the good stuff… For instance, some headers I’ve seen consist of stuff no one cares about like "Fresh paint." Buyers don’t care about paint, 99% of buyers will repaint anyway.. Or "friendly neighborhood." Really? Did the sellers agent greet everyone in town? Or "new roof." Sure just warn buyers there may be a mold problem from previous leaks… Those are only a few examples, if you want to scare buyers, post that nonsense. But if you want them to be interested and schedule a viewing… Point out the pros in the property, not the repairs…
    Note the positives – Hardwood floors, you can even say "hardwood under carpets", or open landscaping, private driveway, large rooms, baker friendly kitchen (ie, huge and easy to maneuver), ample storage/closets, versatile rooms such as dining or play room, finished basement, etc…

    GI Jane obviously misunderstood the question. The quickest way to get listings is to contact home owners directly. Now a days with no unsolicited phone call laws, this means going door to door.

    Talk to your contacts, people who already trust you are your best source for listings.

    Do what many realtors do when they don’t have clients – cold call! Make sure to check the Do Not Call registry to ensure the numbers you’re calling aren’t on there (if they are and you called, you’ll be sure that your manager will hear about it and so will your local real estate board and the fines go back to you).

    The other way that a lot of realtors do it is by offering to do open houses for more successful realtors. We have tons of people in our office asking us if they could hold our opens. What happens is you would direct any buyers for the home to the listing agent (who is not at the opens because you are). But if someone comes to the home and isn’t interested in that home but is looking for a realtor to help them find a home, then you get to keep the client. You will be making absolutely NOTHING on the deal (for the home you’re doing the open house for), but you do generally get to keep the clients you meet at the home who are looking for an agent. Be sure to clarify all of this with the listing realtor so as to avoid any miscommunication or awkwardness after if you get accused of poaching etc.

    Sell a house to a buyer. Send out Just Sold cards to all the homeowners in the neighborhood, explaining that you found the buyer. This gives you a cachet with people who want to sell, as you get known as an agent who actually works with active buyers, and are not just some nimrod who wants to put their property in the MLS system and collect a commission. Realtors who have real live buyers are considered a bit higher on the food chain and will get noticed by potential sellers.
